We only list where we would live.

Light first
We photograph every home at the hour its best room faces the sun. If an area does not have that hour, we do not list there.

Street before house
We walk each street at 8 in the morning and at 10 at night before we take a listing. Quiet is a feature, and we price it.

Priced by us
No third-party valuations. The person who shows you the home is the one who set the number, and can defend it.
