The four decisions that cost sellers the most, and the fix for each.
Selling well is mostly avoiding four mistakes. Each one feels reasonable at the time; each one costs money.
Pricing to test the market. The first two weeks decide the sale. A high number buys silence, then a reduction that looks like a problem.
Photographing at the wrong hour. Flat noon light makes every room smaller. We shoot at the hour the house looks best, and the listing performs accordingly.
Showing to everyone. A shortlist of qualified buyers respects your time and keeps the offers serious. Open houses sell the agent, not the house.
Negotiating alone. Emotion is expensive. Let the person whose job it is hold the line.

Most of the homes we place never reach the listing. A twenty-minute call is enough to start.
